RYDA, a Los Angeles-based real estate company specializing in mixed-use development, has started its renovation of 3TLA, its latest adaptive reuse project in the epicenter of the Arts District in DTLA. The 112-year-old Beaux-Arts property, located at 3rd Street and Traction Avenue, will be revamped to include retail, restaurants, live/work lofts, and outdoor space.

The historic four-story building was originally built in 1905 by the design firm Richards-Neustadt Construction Company, and was primarily used by the Southern California Supply Company as a baking supply warehouse.

Abramson Teiger Architects, a design company headquartered in Culver City, plans to recreate the property into an “unique oasis” for prospective tenants and patrons. Paying homage to the notoriously artistic neighborhood, the building will also integrate murals in its updated design.

The building’s ground floor will feature retail, community space, and outdoor restaurant seating. Additional restaurant space will be included on the structure’s second-floor rooftop as well as its basement, which might feature a bar. Plans also call for maintenance and upgrades to 3TLA’s top floors, featuring four live/work units.

The build-out for 3TLA will take place over 12 months with an expected completion date by the end of 2018.
