The city gave its stamp of approval for developers to move forward with a modern 5-story, 14-unit boutique condo project at 1414 West Ave. in Miami Beach, per The Real Deal.

Developers 1414 West Avenue LLC, which is linked to Spencer Blank of Boca Raton-based Redcliff Builders and investors Axel Knauf and Bernard Petiti of Belgium, bought the development site at 1312 and 1320 14th Terrace for $4.75 million in April.

The project will feature cantilevered balconies and a rooftop deck and include units ranging from 672-square-foot one-bedroom, one-bathroom condos to 1,315-square-foot three-bedroom, two-and-a-half bathroom units. The Miami Beach Design Review Board approved waivers for the project to include mechanical car lifts and increase the maximum lot coverage to accommodate an enclosed garage.

The previous owner had won approval for the project but did not obtain building permits within the allocated timeframe to move forward with it. As a result, the new owner had to seek approval again from the design board.
