A three-acre plot of land on Turtle Creek Boulevard at Cedar Springs Road has sat vacant for three decades. Now, thanks to the efforts of the Hillwood Development Corporation, one of the last empty lots in the Turtle Creek/Uptown area has been approved for a mixed-use tower. According to a recent story on Towers, the city of Dallas approved plans for 3001 Turtle Creek, a 17-story, mixed-use office tower.

Hillwood

The tower is being developed by Hillwood, owned by the Perot Companies. It will be located directly across the street from the new site of the Perot Companies headquarters. The boundaries of the project include Turtle Creek Boulevard, Cedar Springs Road, Dickason Avenue, and a private alley. Hillwood initially marketed the tower as a 350,000-square-foot building, but the project grew to be 391,000 square feet in the finished plans.

Texas-based firm BOKA Powell is the architect of record, as well as the designer of the Perot headquarters across the street. However, Connecticut-based firm Pickard Chilton was the first to work on the project. Pickard Chilton described the tower as having “floor-to-ceiling windows, collaborative workspaces, dynamic elevator atriums, and open stairway connections.” 3001 Turtle Creek will also feature scenic views and abundant natural light.

The building will feature two separate wings, with an area that includes an outdoor dining terrace shaded by oak trees. The ground floor of the building is planned to be the site of up to 16,000 square feet of restaurant space. This plan required Hillwood to get the approval of the City Plan Commission because zoning for restaurant and retail space on the site is limited to 2,000 square feet.

Plans for the tower originally included a helipad, which also required a zoning change the city planners did not approve.
