After numerous revisions in the last few years — chronicled by Urbanize here — the property at 525 South Spring St. in Downtown Los Angeles has seen yet another change of plans. This time, designs call for a 45-story mixed-use tower with 360 residential units and 25,000 square feet of retail space.

The blue glass exterior of the proposed building, designed by collaborative design practice asap/, would stand out in the Downtown LA skyline, while also mimicking elements of the older surrounding architecture. asap/ is no stranger to Spring Street, having designed the proposed Spring Street Hotel at 633 South Spring — just a block from the high-rise site.

There has been no timeline set for how the site, which currently houses a parking lot, would progress from here. To make up for the parking loss, the proposed building would also feature a below-grade parking garage.
