New housing in the San Luis Obispo County has been getting snapped up as soon as it can be built. Developer Andy Mangano hopes that trend continues as his Avila Ranch development gets closer to approval. 

The Avila Ranch proposal consists of 720 new homes across 58.3 acres, 16 acres of new roads, 15,000 square feet of retail and office space, 18 acres of parks, and 53 acres of open space.

Per The Tribune, the San Luis Obispo Planning Commission has met multiple times recently to discuss and hear opinions about the massive project. Over 100 speakers have shared their thoughts and concerns, mostly over how this mixed-use development will provide affordable housing in a low-inventory market with rising prices.

Based on feedback from the city, Mangano has already increased the number of affordable housing residences from 45 to 67. Thirty-two of those will be made available to low-income buyers while 35 will be for moderate-income buyers. He is also increasing workforce housing units from 19 to 25.

As for the bulk of the houses, they’re estimated to run anywhere between $250,000 and $750,000, depending on size and features. Residences will include single-family homes, townhomes, apartments, and cottages.
