There are plenty of luxurious mega-mansions for sale in the Dallas area, but why spend your millions there? An area real estate broker is offering an opportunity to purchase an entire town south of the city. 

According to the Dallas Morning News, Dallas broker J. Elmer Turner is selling the tiny Navarro County town of Mustang for a client who’s a general partner in ownership. The city is on sale for $4 million, according to the Houston Chronicle

While Mustang may be one of those “if you blink, you’ll miss it” towns, it has a great location on Interstate 45 that’s just 55 miles south of Dallas — which presents many opportunities for investors. Turner envisions the town being repurposed as a truck stop or mobile home park.

Mustang comes with its share of folklore as well. Turner said that Mustang was incorporated in the 1970s as a “wet spot.” (Back then Texas communities were either “wet” or “dry,” the latter of which was prohibited from selling liquor.) Mustang made headlines when a killing occurred at the town’s “illustrious” strip club Wispers. During its heyday, the town’s population only exceeded 50, and there are just “a handful” of people living there now, says Turner. 

In addition to having a volunteer fire department, Mustang owns its sewage plant and purchases water from the neighboring town of Angus. Turner told the Chronicle there has been a “good response” to the sale so far.

"I've never sold a town before," Turner said in the Dallas Morning News.
