Southwest of Houston in Sugar Land, the master-planned community Riverstone is getting ready to expand. Riverstone’s developers recently acquired 107 acres to add to the community, according to the Houston Business Journal. The new addition will allow for the construction of up to 300 new home sites across the property, although development isn’t anticipated to begin until 2019. 

Riverstone originally opened in 2012 on 184 acres of property that included over 300 lots. While the majority of the newly acquired land will be used for the construction of new homes, about 10 acres will be put toward building a new park in honor of the late Houston businessman Lloyd Peter Byler. While builders have not yet been announced for the new expansion, it’s possible to get some insight into what the new neighborhoods will look like by considering current houses in the community.

The majority of homes in Riverstone are built in the traditional style, but there are also some homes in a Mediterranean style. With the Riverstone median sale price currently at $463,035, home prices begin higher than the rest of Houston. However, the homes in the master-planned community start at a much more affordable $279,000. Lower priced homes typically include four-bedroom, four-bathroom layouts of about 3,400 square feet. The largest homes in the community can include twice the square footage, although they carry a hefty price tag. 

The location and amenities are both part of the reason why homes in the area are higher priced. Riverstone is dotted by several lakes where residents can go catch-and-release fishing, plus there are tennis courts and fitness centers for sports lovers. The Club at Riverstone is also a popular spot where residents can go swimming or enjoy the water slides. 

Riverstone is located about a half-hour drive from Downtown Houston via Interstate 69, while the city’s popular Galleria Mall is even closer. For residents who want to stay nearer to home, nearby Sugar Land provides plenty to do, including the Sugar Land Town Square. There, locals can get in a round of shopping and dining before catching a concert or other live performance.
