Forbes’ annual list of America’s most expensive zip codes saw plenty of change this year, but California still owned the overwhelming majority of the top spots. Los Angeles and Orange County were particularly pricey, with 11 of the 50 most expensive, led by Beverly Hills (90210) all the way up at No. 8.

Each year, Forbes works with Altos Research to calculate median list prices for single-family homes and condos in over 28,500 zip codes. Prices are weighted by the mix of property types in-market, to reflect more of the middle of the market. The study also eliminates co-ops, as well as zip codes with fewer than 10 homes on the market.

As mentioned, Beverly Hills was LA and Orange County’s priciest zip code with a median of $6,442,914 — the eighth-highest figure in the country. Hidden Hills (91302) was next at No. 13 overall with a median of $5,760,923. Los Angeles’ 90077 (Bel Air) came in 20th with a $4,707,568 median price. Bel Air also jumped 36 spots compared to 2016.

Other larger year-over-year jumps included Malibu (90265), which moved from 37th to 28th; Newport Coast (92657), which leaped from 47th to 31st; Rolling Hills (90274), which climbed from 50th to 36th; Los Angeles’ 90049 (Brentwood) going from 70th up to 39th.

The increases in many LA zip codes especially make sense given recent market trends. Venice and other neighborhoods in the county are among the toughest to build in, and the greater LA market was recently named the country’s least affordable housing market.
