Last year, Peoria saw a leap in new developments and economic projects that helped catapult the city to new growth heights. 

The Arizona city dedicated plenty of resources to improving and growing its community in 2017. They include providing over $11 million toward a new police facility, adding a new $70 million multi-specialty healthcare center, and starting various neighborhood beautification projects to reflect the city’s commitment to preservation.

The master-planned community of Vistancia

One of the largest efforts in Peoria’s history took place last October when over 500 volunteers helped complete the neighborhood yard improvement project in Cobblestone Village as part of their Neighborhood Pride event, according to Peoria Times.

Residential communities also saw growth in order to keep up with continued demand. Master-planned community Vistancia, rated as one of the top-selling communities of 2017, averaged 38 home sales per month for a total of 462 across the year.

Hoping to mirror that success, builder Maracay Homes just closed on 94 homesites as part of an 80-acre parcel of land for $7.56 million, per Builder Online.

Dubbed Riverwalk, the gated community will eventually include homes on oversized lots that range from more than a quarter-acre to almost an entire acre. Intending the lots to be “deep” with many backing up to green space, Maracay Homes’ vice president of land acquisitions and development Jason Weber told Builder that for some homes, “there will be options for detached or attached RV and accessory garages to accommodate boat or RV storage, and larger backyards.”

Located at 77th Avenue and Pinnacle Peak Road, near the Deer Valley Estates neighborhood, Riverwalk will feature single-story homes ranging from 2,990 to 4,389 square feet. The location will allow residents to enjoy nearby amenities at Ludden Mountain, Eastwing Mountain, and the Hedgpeth Hills in Thunderbird Park, as well as multiple dining and shopping options along West Deer Valley and West Happy Valley roads.

While prices haven’t been announced, it’s expected that Maracay will join other local builders in providing price points that strike a balance between luxury buyers with higher disposable income and those looking for affordable options. With an average price per square foot of $150, Peoria is well-positioned for affordability compared to Paradise Valley ($510 per square foot), Scottsdale ($235), and the Phoenix Biltmore area ($280), per AZ Central.

Maracay’s other Peoria community, The Meadows, offers homes that range between the high $300s and high $500s with three-to-six bedrooms and up to four-and-a-half bathrooms. Design features include executive gourmet kitchens, staggered upper cabinets, and granite countertops in both the kitchen and master bath.
