Dallas developer KDC has joined forces with New York-based Seritage Growth Properties to build a mixed-use project on the closed Sears store site in the old Valley View Mall.

According to the Dallas Morning News, the 23-acre project will be part of the greater 430-acre Dallas Midtown development bordered by LBJ Freeway, Spring Valley Road, Dallas North Tollway, and Montfort Road.

"We are excited to take this once vibrant site with tremendous potential and breathe new life into it," Bill Guthrey, senior vice president and partner at KDC, told the News. "This project will stand out as an iconic landmark while still blending into the surrounding community, creating strong connectivity and pedestrian access in a sustainable environment."

In addition to two office towers, early plans call for shops, restaurants, a hotel, and residences with a park designed by Omniplan and 505 Design in the center of the project.

With Legacy West in Plano and CityLine in Richardson to its credit, KDC has a track record for developing some of the Dallas area’s most successful mixed-use projects.

Seritage is a retail expert that owns over 40 million square feet of space in the U.S., which includes 175 properties leased to Sears. The old Valley View store is among surplus Sears real estate that the company is redeveloping and releasing.

After demolishing the Sears building, KDC and Seritage hope to have the initial phase of their project open in four years.

Elsewhere on the Valley View property, Hillwood Urban and EF Properties LC are planning a similar mixed-use project on the old Macy’s department store site, and Dallas’ Beck Ventures intends to redevelop the remainder of the mall land.
