An 11 percent jump in July for pre-owned single-family home sales puts North Texas on pace to have more than 100,000 homes sold in 2017, according to the Dallas Morning News.

June and July were back-to-back record-breaking sales months with double-digit gains. In June, North Texas agents moved the all-time high of 10,962 homes followed by 10,545 homes sold in July, which is the second highest sales month ever per data from the Real Estate Center at Texas A&M University and the North Texas Real Estate Information Systems.

Sales in 2016 exceeded 100,000 homes. With an unprecedented 61,616 houses already sold in the first seven months of this year, 2017 sales could surpass 2016 barring any hiccups in the economy.

Other market indicators are on the upswing as well. The median home price, which is $250,000, reflects a nin percent gain over the past year, and homes are selling three percent faster.

"The whole metroplex doesn't appear to be slowing down too much," Dr. James Gaines with the Real Estate Center at Texas A&M told the Dallas Morning News. "The companies which a year or two or three years ago announced moves to Dallas-Fort Worth are just now moving people in." 

A 10 percent increase in inventory over the past year boosted the supply of homes on the market to its largest in five years. But it is still less than half of what agents consider a balanced market. 

"The month's inventory is still really, really low," Gaines told the Dallas Morning News. "A lot of properties are hitting the market and are entering the MLS system already sold [because] the Realtors have a backlog of buyers."
