Buyers in Southern Arizona are looking more and more toward high-end homes, Green Valley News is reporting.

Listings with mountain views — the oceanfront property of the desert —  are no longer the top priority of many buyers. Luxury communities and homes offering privacy and spacious interiors are now at the forefront for homebuyer desires. Buyers are preferring interior upgrades and country club properties as opposed to acreage. Those kinds of listings come with big price tags, and $1 million dollar listings are now the norm for the once sleepy little town of Green Valley.

Laurie Lundeen of Green Valley Sahuarita Association of Realtors told GVN that high-end finishes, privacy, sanctuary bedrooms, and shaded patios are a must in Green Valley. Meanwhile in Sahuarita, single-story luxury homes with three-car garages and oversized kitchens are prerequisite. And since these prices are still below what you would find in Scottsdale, and even Tucson, people are flocking to take advantage.

Homes here used to take months to sell, if not years when listed at the million-dollar price point. Now, there are currently nine listings from Sahuarita to Tumacacori for one million or more. The Southern Arizona Homebuilders Association recorded a 75 percent price increase in Southern Arizona’s metro market. There were 80 luxury home builds priced over $500,000 in 2016, there have been 140 the first half of this year alone.

In the Green Valley News report, Gary Brasher, broker associate at Russ Lyon Sotheby’s International Realty in Tubac, cited a buyer who had relocated from San Francisco where they had just sold their condo for $2 million. Says Brasher, “They were amazed you can get two acres here with a pool, spa, elevated ceilings, fabulous views and mesquites — landscaping but low-maintenance — for that.”
