Once considered a very low-key and residential area of Austin, East Austin has experienced a hipster renaissance in recent years, becoming a prime destination for trend-conscious folks to scope out of-the-moment bars, restaurants, food trucks, shops, galleries, and public artworks. As its cool quotient expands, the neighborhood finds its housing inventory growing more and more in-demand.

East Austin ranks in the number one spot among Neighborhoods.com’s top-selling neighborhoods in Austin. The neighborhood features a median sale price in the low $400s, and offers a range of available inventory in the form of condos, townhouses, and single-family homes.

Highlights from the current East Austin market include small and charming one-bed-one-bath residences to larger detached homes that have up to six bedrooms and six bathrooms. Some homes are also situated just east of I-35, and just a few blocks from the famous Franklin Barbecue or a few blocks south of the bustling East Cesar Chavez Street.

Steiner Ranch offers an appealing blend of urban life and Texas Hill Country rugged charm. Popularly known as the “Land Between The Lakes,” the Steiner Ranch master-planned community features over 800 acres of nature-preserve terrain and is surrounded by 14 miles of greenbelt, making it an excellent choice for outdoor enthusiasts. Steiner Ranch has a median sale price in the low $500s, and a majority of the homes in this community are single-family residences with three to five bedrooms.

Circle C Ranch

A large master-planned community located in Southwest Austin, Circle C Ranch features many desirable attributes for local homebuyers, like a quick commute to Downtown Austin, easy access to the Texas Hill Country for weekend sojourns, an on-site golf club and tennis club, and multiple community swimming pools. Circle C Ranch’s housing inventory consists of single-family homes designed by top Texas architects, and the community currently claims the third spot on Neighborhoods.com’s top-selling Austin list.

According to Neighborhoods.com, Circle C Ranch has a median sale price in the high $400s, and homebuyers can find single-family homes priced from the high $300s to high $900s. Many of the homes in this community are detached residences with first-floor living and were built between 1977 to 2018. Homes range in size from about 1,426 to just over 5,000 square feet of living space.

In the very northern reaches of Austin just 10 miles west of the neighboring city of Round Rock, you’ll find Avery Ranch, a master-planned community comprised of 1,800 acres that will host a total of 4,000 single-family homes upon completion. This Hill Country development includes nature trails, recreational centers, basketball and volleyball courts, tennis and golf courses, and multiple community pools.

Avery Ranch has a median sale price in the mid $300s and all homes in this community are single-family residences and custom estates. Homes in Avery Ranch offer one to six bedrooms and one to five bathrooms, and all buyers have access to the community’s amenities.

Its status as Austin’s premier business district makes Downtown Austin a covetable location for homebuyers, and Neighborhoods.com lists this neighborhood as its fifth best-selling community in Austin. Because Downtown Austin features a more cosmopolitan character than other neighborhoods, with more bus routes, bike-share stations, restaurants, shops, and nightlife options, the prices trend to be on the higher side.

Based on Neighborhoods.com data, Downtown Austin has a median sale price in the mid $400s. As the most quintessentially urban neighborhood in the city, Downtown Austin offers a wide range of housing types, although condominiums and apartments are especially plentiful. Some of the attached homes and condos in this neighborhood feature open layouts, modern designs, and on-site amenities like exercise rooms, swimming pools, and concierge services.
