Amberwood

Amberwood HOA is a great neighborhood that is well taken care of. The location is fantastic, as you have easy access to I-35. That is the major thing that I like about Amberwood. I've lived here for 12 years. They have an excellent pool that is clean and well-maintained. A new playground facility makes it more desirable for young families. Neighborhoods consisting of a mix of smaller 3-bedroom houses and 2-story, 4 bedroom houses makes for a combination of young families as well as senior citizens. Neighbors are friendly and look out for each other. This make it is a safe neighborhood. The HOA board is truly concerned about their neighborhood. Most houses are well-made, and, if they are taken good care of, can be an asset. Some houses sell above the asking price. The newer built houses have less desirable lawns due to the lack of good top soil, but that requires a little upfront planning by the owner. HOA policies make this a desirable neighborhood, if you are a homeowner. There are quite a few rentals, but homeowners outweigh renters.

Poorly constructed neighborhood. Rush hour morning and evening commutes to Austin are horrific, to San Marcos they are minimal.
