Getting Around Arbor Park
Ever since Real Manage (formerly Caruso Property Management) took over the management of the property, it has been on a steady and steep decline.
They have no regard for the personal safety of the residents which should be their number one priority. They have failed on several occasions to have our fire suppression devices serviced annually. They fail to provide safe and adequate lighting in our parking lot and our large inner court area. Taking garbage to the dumpster after dark is just plain scary as these areas have little to no lighting. The lights from the buildings do not even reach to the trunk area of vehicles that park directly in front of the building which is less than 25 feet in distance.
Maintenance is virtually non-existent whether it's on the outside or inside of the buildings. We have not had the insides of the buildings painted in more than 10 years. We have never had the carpet cleaned properly. Apparently whomever they hire have never heard of high traffic area or stain removal chemicals.
I would not recommend anyone purchase a unit here until such time as these and many other important safety and maintenance issues are addressed.
Current Homeowner & 20 Year Resident
First, allow me to make a couple of clarifications:
Arbor Park has NO amenities, but we do have the basics like laundry rooms and some storage units. We do have a very large court-yard. However, the courtyard is in desperate need of true landscaping. Currently, we only have a grass-cutting and leaf removal service.
Our assessments were increased by 10% beginning Jan. 1, 2018. I am now paying $276 per month for my condo which is 2 Bedroom, 1 and 1/2 baths.
The entire parking lot is in desperate need of complete replacement.
Maintenance of the buildings and property here is non-existent.
Our current property management company is Real Manage. Real Manage is the new name for former Caruso Property Management.
As a 20 year resident and former 6 year-term President of the Board of Directors for Arbor Park Condos, if I had to do it all over again - I would not buy a condo here.
