Los Angeles’ Mid-City West Community Council’s Planning and Land Use Commission will have their hands full this week with two new small-lot subdivision redevelopments. The committee will consider whether it will move forward with the creation of 11 single-family small-lot homes, which has been proposed to replace a triplex in Hollywood and three existing residences in Fairfax.

The first project up for consideration, located at 836-838 N. Poinsettia Place, was proposed by the DTLA-based firm BV Housing Partners, LLC. According to the neighborhood council’s presentation documents, the company proposed a redevelopment of an existing triplex structure by building five brand new three-story small lot residences in its place. The project details a mixture of two-, three-, and four-bedroom units, each equipped with rooftop amenities and a garage for up to two vehicles.

Maly Architects, which is based in Encino, has been tapped to design the project. Per Urbanize, renderings of the structure illustrate wood-paneled and plastered exteriors.

The second residential site, located nearby Fairfax Avenue at 528-530 N. Hayworth Ave., was submitted by the property owner represented by the privately-held civil engineer Tala Associates. The environmental assessment for the project indicates that six single-family homes will replace three current units. Plans also call for several two-bedroom formats featuring communal areas and parking. 

Sherman Oaks architect NE Designs has been tapped for the Fairfax project. Renderings depict a set of three-story residences seamlessly connected into one structure.
