The Fashion District in Downtown Los Angeles is a place where locals and tourists can visit when they want to buy wholesale clothing, fashion accessories, and even flowers. However, thanks to two Newport Beach developers, Realm Group and Urban Offerings, the area will need to make way for its first residential high-rise tower. According to Curbed LA, LA’s Department of City Planning has finally approved the project.

The 33-story multi-family structure, referred to as 7th & Maple, would feature 452 residential units with 50 set aside for very low-income residents, and 13,655 square feet of commercial area. The building would be located at 222 East 7th St.

The proposal was originally filed with the city’s planning department last year, and it quickly became the subject of much debate. Several residents living in the nearby Skid Row have already expressed their concerns about the project, asserting it would increase prices and drive them out. A community activist group called the Los Angeles Community Action Network has already filed to appeal the residential development.

The mixed-use project still needs to receive final approval from the City Council before it’s a go.
