LA-based real estate agency Trammell Crow Company has been working in conjunction with Los Angeles County to massively redevelop three properties in Koreatown. The $450 million revamp is called The Vermont Corridor Project, and it will bring new government offices, commercial and retail space, and residential dwellings to the growing neighborhood. The project is slated for three different parcels nearby 6th Street and Vermont Avenue. 

Plans for the project including clearing out the existing building, located at 510-532 S. Vermont Ave., to make way for a new $270 million office structure. Towards the building’s ground level would be a podium garage for up to 1,900 parking spaces (yes, 1,900), as well as 10,000 square feet of space dedicated to retail. As for the tower, it would sit on top of the podium, rise 20 stories and include 400,000 square feet of space for the Department of Mental Health.

The second site, which currently houses the 12-story Department of Mental Health building, will be renovated into 172 residences, as well as 4,700 square feet of retail space on the ground level. There will also be a separate five-floor parking lot behind the residential structure. According to Urbanize, there may be five more floors built above the low-rise parking lot, which would create an additional 74 residences.

For the third and final site, the company will clear away a low-rise county office building in order to make space for a six-story structure dedicated to 100 affordable housing dwellings for seniors. There will also be an underground parking garage spanning three floors, as well as a 13,000-square-foot community center.

The Vermont Corridor Project will arrive in three phases. The first being the construction of the new Department of Mental Health building, which will most likely begin in Summer 2018.
