Ballston in Arlington County is on the up-and-up, according to the Washington Post, and may be one of the hottest neighborhoods to invest in thanks to some upcoming developments in the area.

At the center of the excitement is the Ballston Business Improvement District (BID), a 25-block neighborhood with residential (8,000 units), office (8.3 million square feet) and retail (one million square feet) space. According to Ballston BID’s website, its goal is “to make Ballston a foremost business, cultural and entertainment destination.”

According to the Washington Post, the portion of Ballston BID that will see the most change is the stretch along Wilson Boulevard and Fairfax Drive. Ballston Quarter is being redeveloped and includes 411,000 square feet of retail space as well as a Walk Score of 94, according to the Ballston Quarter website. Redevelopment is set to complete in fall 2018.

In addition to the redevelopment, Ballston BID will be adding nine mixed-use projects, per the Post. Together, these will add 2,062 condos and apartments, 550,000 square feet of office space and 480,000 of retail and restaurant space.

Arlington also plans to break ground in early 2018 on renovations to the Ballston Metro stop, according to the city’s website. The main goals are to improve traffic safety, transit circulation, access to the station, sustainability, and the station’s overall design. The redesign will include additional bus bays, new furniture, additional bike parking, a dedicated kiss-and-ride curbside, and shuttle bus space.

Ballston is already seeing improvements, the Post noted. Over the last year, the median home price rose 6.6 percent, about two to three percent above regional averages.
