In January 2017, we were so blown away by the decadence of ostentatiousness of the $250 million spec home being built in Bel Air that we dedicated an entire post to calling out all of the absurd luxury amenities found within.

At the time, that was the most expensive home listing in America. Almost one year later, that torch is about to be passed to another spec home being built in Los Angeles. This one, however, will be offered at the jaw-dropping price of $500 million. Who knows how many posts we’ll need to showcase all of the over-the-top amenities in this thing?

Meet “The One,” as this Bel Air estate has been dubbed by developer Nile Niami. While the home is expected to be listed in mid-2018 officially, we already have some details on what all of that scratch gets you.

The 100,000-square-foot estate perched on a hilltop with views that stretch all the way to Downtown LA and Century City includes 20 bedrooms. The biggest one is a 5,500 square-foot master suite with its own office, pool, and kitchen. Seven of those bedrooms are located in a separate building for estate staff.

There will be seven pools on the property in total, including an “infinity-edge moat that surrounds the property” as well as multiple indoor pools. There’s also a dedicated coat room, a commercial-size beauty salon, a V.I.P. room, and a lounge with walls and ceilings made entirely out of jellyfish aquariums. In some rooms, LED ceilings showcase moving images of clouds.

Niami paid $28 million for the lot back in 2012 but it’s unclear what he has spent on creating the estate. Luxury home architect Paul McClean designed the project, which has been under construction for five years now.

Even with all of those fancy fixtures and luxurious amenities, the estate has its work cut out for it to hit that asking price. The most expensive home sale in Los Angeles history is a tie between the Playboy Mansion and a Holmby Hills spec house, both of which sold for $100 million. The most expensive home listing ever in the United States checks in at $137 million for a Hamptons estate. Something tells us Niami likes the challenge (and the attention).
