Fulton Homes is bringing a new community to Northwest Phoenix. Per AZ Big Media, the builders have purchased over 350 acres of land for $25 million. Named Escalante, the new community will be located at 163rd Avenue, north of Grand Avenue, and just outside of Sun City, the first 55+ active adult community in Arizona.

Fulton Homes, Arizona’s largest family-owned and -operated homebuilder, has developed other successful communities throughout the Valley including Glennwilde in Maricopa, Morrison Ranch and Cooley Station in Gilbert, and Queen Creek Station in Queen Creek. Escalante will be Fulton Homes’ first development in this part of Phoenix in over a decade. President of Fulton Homes, Norm Nicholls stated in the article, “we couldn’t be happier to be back in Northwest Phoenix. With 1,000 homes on over 350 acres, it will leave an enduring mark on a beautiful part of the Valley set right near the beautiful White Tank Mountains.” 

The exact specs of the newest home models in Escalante have yet to be released, but the builder stated that the community will offer single-family homes with the choice of four lot sizes. Not only will homebuyers have the advantage of Fulton Homes’ Energy Star label, which includes a complete thermal enclosure system, high-efficiency HVAC system, comprehensive water management system, and energy-efficient lighting and appliances, the homes will also be EPA Indoor airPlus certified, which helps reduce indoor air pollutants in all new homes.

Some of the planned amenities and recreational facilities include a total of six neighborhood parks offering various green space with playgrounds and ramadas for picnics, a family-friendly aquatic center, and a nine-hole disc golf course for Escalante residents. 

Downtown Phoenix

The location is also a big draw for potential homebuyers. Residents will have access to the Loop 303 exit at US 60/Grand Avenue and construction on Happy Valley Road is expected to be finished upon completion of the homes. Also, the new community will be just 10 miles from

Peoria and only 20 miles from Downtown Phoenix, making it convenient for residents to reach an assortment of urban amenities and attractions nearby.

The new community will make its mark on the West Valley and attract those looking for convenience, pricing options, and the amenities of a cohesive residential community in a prime location.
