Condo Development in Dogpatch Renegotiating Below Market Rate Units
On the corner of Third and 19th Streets in San Francisco’s Dogpatch neighborhood you’ll soon find 109 brand-new condos. At least 17 of those condos were promised to be priced for low- or middle-income households. However, plans may change.
Per SocketSite, the condo plans were approved last year for the square brown building to become residential and commercial space.
As designed by Woods Bagot and Gary Gee Architects, the two buildings will scale up to seven stories high and will feature pedestrian bridges on every floor. There will be a green courtyard between the two buildings, an underground garage for 91 cars and 102 bikes, and 3,300 square feet of commercial space.
San Francisco has an Inclusionary Housing Program which requires new developments to price a portion of their residential units below market rates for low or middle-income households. The program offers another option, however, to pay an affordable housing fee instead. Although the original plans for the Dogpatch development included below market rate units, the developers are attempting to renegotiate the agreement and see if they can simply pay the fee instead.
A hearing is set in late July to discuss the changes. If there are no delays, the development is expected to be complete in 2019.
