Modus Development puts a priority on sustainability and LEED certified designs and they'll be doing just that with two new Arizona developments in Scottsdale.

Per Phoenix Biz Journal, Modus breaks ground soon on Eclipse, a 20-unit net zero energy townhouse development on Granite Reef Road just south of McDowell Road in South Scottsdale. Across 1,46 acres, plans call for three, three-story buildings that contain a mix of two- and three-bedroom residences with four different floor plans to choose from. Homes will range from 1,811 to 2,065 square-feet and prices begin at $399,000.

Modus is also starting work on the second phase of their MZ Townhomes community in Downtown Scottsdale. The original phase was completed in 2015 and was the first Net Zero Energy-certified multifamily project in Arizona. Units come standard with mobile-friendly energy automation, photovoltaic (PV) solar panels, and other energy efficiencies.

Phase II (referred to as MZ2) will bring 11 new townhomes with it, each of which features "new technology, more outdoor space and patios" as well as access to a community swimming pool. MZ2 units will be designed to achieve a zero score on the HERS (Home Energy Rating System) rating scale by including green technologies including solar panels, automated garage door openers, and Apple Home Automation. No word on prices yet.
