Real estate developer Forest City Residential West recently submitted plans to the city to approve a new mixed-use high-rise tower development located across the street from Grand Hope Park in Downtown Los Angeles. The company hopes to replace the current three-story office building, located at 949 S. Hope St. in South Park, with a sleek, 27-story, glass skyscraper.

If the development is approved by the city, it would bring a whopping 236 new residences as well as approximately 6,700 square feet of retail space to the neighborhood. Renderings illustrate a number of commercial uses, a landscaped outdoor seating area at street level, a separate podium-level outdoor lounge space, and rooftop amenities such as a swimming pool and hot tub.

San Francisco-based architect Solomon Cordwell Buenz has been selected to design the ambitious project, which will take the surrounding buildings into account in order to maintain a cohesive design. According to Urbanize, the developer plans on revamping the old pedestrian paseo that joins with the historic Standard Oil Building next door. With respect to its neighbor, plans also call for matching silver and grey color schemes for the 274-foot high-rise. 

If the proposal is approved, the project will try to secure certification as a Green Building. The developer plans on completing the project in 2020.
