The Fulton Market neighborhood of the West Loop is a development hotspot with new office buildings, condos, and hotels popping up on a regular basis. Developer Related Midwest is pitching a new residential high-rise, according to Crain’s Chicago Business. The developer is also hoping to bring a skyscraper with hotel rooms and apartments to the neighborhood, according to Curbed Chicago.

The two high-rises, one 51 stories tall and the other 58, represent an ambitious proposal. If allowed to move forward, the two buildings would be the tallest in the neighborhood. The 51-story condo building would feature 300 condos, according to Crain’s Chicago Business.

The condo building is being pitched for 170 N. Peoria St., while the hotel and apartment building is being proposed for 725 W. Randolph St., according to the report. 

The condo building, designed by architect Morris Adjmi, will also include 300 parking spaces, retail space, and indoor and outdoor amenity space, according to Curbed Chicago

Related Midwest’s pitch has the building at 570 feet high, which is causing some concern among neighborhood residents. The Neighbors of the West Loop Development Committee previously expressed concern about the building’s height.

The developer and the architect have taken measures to help assuage concerns, according to the report.

“There are always going to be situations in cities where there are tall buildings next to shorter buildings. What’s important is to create a thoughtful interplay between the buildings and design a facade and streetwall that work well within the surroundings,” said Adjmi, according to the Curbed Chicago report.

Related Midwest’s 58-story proposal would be even taller at 680 feet. This building would have a 165-room hotel bearing the Equinox name, according to Curbed Chicago. This building is being designed by Roger Ferris + Partners. Related Midwest hopes the hotel and apartment building will be the “gateway from downtown to the West Loop,” according to the report. If approved at this height, the building could become the city’s tallest west of the Kennedy Expressway. 

While the height of this project could come into contention, it seems building tall isn’t out of the question. The Chicago Plan Commission recently approved the One Chicago Square project in River North, which will reach 1,011 feet. Related Midwest is also moving forward with the 70-story luxury residential project One Bennett Park in Streeterville, according to Crain’s Chicago Business. This project, which will house 69 condos and 279 rental units, has already started construction.

Alderman Walter Burnett (27th Ward) has yet to give his opinion on the two Related Midwest proposals, according to Crain’s Chicago Business. It is possible he could request height changes for the projects.
