The sand on Fort Lauderdale Beach isn’t the only thing that’s hot. Real estate development is keeping its frenetic pace at the beach, with new construction underway up and down the coastline — all the way from Sunrise Boulevard to SE 17th Street. The following are some of the biggest projects in the works.

321 at Water’s Edge

Boca Raton-based developer SobelCo recently broke ground on 321 Water’s Edge, an 11-story, 23-unit condominium project at 321 N. Birch Road in the northern section of the beach.

The 2- and 3-bedroom units will range in size from 2,600 to 3,800 square feet with large balconies and views of the ocean, Fort Lauderdale skyline, and the Intracoastal Waterway.  Prices for the units start at $1.95 million. Construction is expected to be completed by early 2019.

Amenities will include a private wine club and lounge with a personal wine locker for each residence, an onsite dog park, 7,000 square feet of lobby space, a community sky view terrace, indoor and outdoor poolside lounge, pool/Jacuzzi overlooking the Intracoastal, private poolside cabanas, barbecue and picnic area, a fitness center with ocean views, his and hers saunas, 24-hour valet attendant, electric charging stations for electric vehicles, and a private marina with yacht-sized boat slips.

Ownership includes an exclusive five-year membership for the private dining club at the Secret Garden restaurant, located at the nearby Pillars Hotel.

Auberge Beach Residences & Spa Fort Lauderdale

Further south, the two-tower, 171-unit Auberge Beach Residences and Spa Fort Lauderdale being developed by the Related Group has topped off.

The project consists of the 23-story South Tower and the 17-story North Tower, which is virtually sold out. The North Tower is expected to be completed this spring and the South Tower, which is 70 percent sold, is anticipated to be completed this summer.

Amenities for the 171-unit development includes 450 linear feet of frontage to the Atlantic Ocean, a wine cellar, fitness center and spa, aboutGolf golf simulator, and a children’s playroom. Units will offer oceanfront terraces and kitchens with Italian cabinetry and stone countertops. Notable buyers include Miami Dolphins legend Dan Marino, NHL player Jacob Trouba, and The Related Group CEO Jorge Pérez.

Bahia Mar

After years of controversy and debate, the city finally approved a long-term redevelopment plan for the 38.6-acre Bahia Mar property, which juts into the Intracoastal Waterway at 801 Seabreeze Blvd., south of Las Olas Boulevard.

The approved plans call for seven buildings with 651 apartments, one 256-room hotel, one five-story building with retail/parking/office space, an above-ground parking garage, a yachting amenities complex, a small building that serves as a parking garage entrance, a two-story restaurant, a strip of one- and two-story buildings that will serve as a marina village with kiosks and outdoor eating, and a 1,900-space underground, two-level parking garage. A public promenade will wrap around the property. The projected completion date for the project is 2028.

The approvals were the end of a long road for developer Jimmy Tate and partners Robert Christoph, Sergio Rok, and Rialto Capital Management. In February 2016, the city rejected Tate’s plans to build two 39-story towers. A revised plan with two 29-story towers was withdrawn by Tate in June 2016. The prior owner, LXR Luxury Resorts, a Blackstone company, also had redevelopment plans for the site. The company received city approval for its plan in 2011, but didn’t build it.

Las Olas Boulevard Corridor Project

In addition to the private development underway, the area is also seeing public improvements. In a project valued at $49.3 million, Skanska is renovating the Las Olas Boulevard beachfront corridor, one of the main entrances onto the beach.

Aimed at cementing Fort Lauderdale as a beachfront destination for domestic and international visitors, the work involves building a beachfront park, architecturally-designed landscaping that will provide more shade, and streetscape improvements along the boulevard. The project also includes adding a 258,000-square-foot, 670-space parking garage adjacent to the City of Fort Lauderdale’s Las Olas Marina. Designed by architecture and urban design firm EDSA Inc., the facility will feature a stainless steel and aluminum wrap with LED lights and a partial amenity deck that will offer views of downtown Fort Lauderdale and the Atlantic Intracoastal Waterway. Construction began in June 2017, and the project is expected to be complete in August 2019.
