Another industrial site near the North Branch Chicago River is poised for development. A 2.6-acre site for sale in Chicago’s North Center is approved for 18 single-family homes.

According to Crain’s, the approval derives from a developer’s 2008 plan to build 33 townhomes and four single-family homes on the parcel, which the city approved. However, the plan never moved forward. Ahead of the expiration of that approval, the building’s current owners were able to get an administrative change to allow for 18-single family homes on the site.

The owners submitted conceptual plans to the city showing houses sized around 3,500 square feet, with no estimated sale prices disclosed. Some of those homes would be lined up along the river behind a public riverwalk.

Asking $5.2 million, the group listing the site thinks the opportunity to build single-family homes along the river will be a big selling point.
