The team of Family Development and Presidio Residential Capital has gotten the go-ahead to build Virada, a 660-acre master-planned community in Indio, CA, per Multi-Housing News

When completed, the new neighborhood will include 1,300 residential units spread across houses, townhomes, condos, and apartments. Along with that will be 284 acres of open space and public parks as well as a large retail center within minutes of residences.

Presidio has had their eyes on the project since purchasing the parcel at the base of the Chocolate Mountains, just north of Avenue 38, in 2013. There were two previous development plans, which included a golf course and an assisted living facility, but those ideas were scrapped.

Large-scale housing developments are nothing new, but what makes this one stand out is that it will be Coachella Valley’s first sustainable master-planned community. Design techniques will ensure reductions in water and energy usage while also promoting active lifestyles for residents. The community boasts a wide range of outdoor amenities, including a pool, bike trails, and large parks. The entire community will be powered by a solar field, and there will be space to accommodate electric vehicles.

Vincent Barbato, principal of Family Development, told Multi-Housing News that the community will “cater to all income bracket and market perspectives.”
