As the story goes, a nearly 10,000-square-foot mansion was commissioned at 2450 Solar Drive in Hollywood Hills West back in 1995. The couple behind the property got divorced soon after and decided to sell it despite being unfinished. The property changed hands a few more times, including to a buyer who would lose it in bankruptcy. It was last purchased for $10.3 million in 2014.

Originally sitting on a 30-acre lot, half of which was sold off to adjacent Runyon Canyon Park. The house now overlooks the city on a 16.5-acre patch of property. It’s also once again up for sale, asking $15.9 million. The hope is that whoever buys it will also eventually be the first person to actually live on the property.

The mansion comes with a slew of problems. It was built bigger than the zoning limits allow for height and lot coverage, which will have to be remedied or appealed. The other option, of course, is to purchase the property with the intention of tearing down the “ghost mansion” and building a spec home from scratch. As one source told The Real Deal, “if someone can buy the land and put $5 to $7 million into developing it, they can build a house you could sell for $45 million.”
