Ivy District in Pearland, TX Closer to Happening With New Road Approval
When it's finally completed, the 49-acre Ivy District is going to bring literally everything to Pearland, TX. Residential plans call for 46 gated townhomes, 142 condos, 335 apartment units, and a retirement community. Commercial plans include 224,000 square feet of office or hotel space with a conference center as well as restaurants, shops, and entertainment venues. A 1,300-space parking garage and 16 acres of lakes, green space, and trails fill in the rest.
In order to make it feasible to connect the development to the rest of the region, the city needs better roads and infrastructure. The Pearland City Council made sure that would happen with recent approval of road development projects.
The new projects include extending South Spectrum Boulevard from Highway 288 to Kirby Drive and extending Promenade Shops Drive. The extensions also come with improved landscaping, lighting, and drainage. American Modern Green, who is partnered with Sueba USA on the project, will kick in $3 million for the road improvements.
The Ivy District will be located at the southwest corner of State Highway 288 and Spectrum Boulevard.
