In 2009, Carl Mulac and Stephen Adams founded Joseph Carl Homes, which became an immediate hit in the Phoenix area for active adult communities. So much so they were acquired by Avatar Holdings, now AV Homes. Now, Builder Online is reporting that the two are bringing Joseph Carl back to the market in what will be their first housing development since the housing crash.

Their comeback community will include 92 energy-efficient, single-family homes in the Riverbend neighborhood of south Phoenix. That’s merely phase one, however, as the company owns 500 lots altogether.

Planning on keeping overhead costs low to provide affordable price points for new buyers, Joseph Carl plans on developing sustainable "state-of-the-art eco-entry level housing.” Mulax told Builder that “with the median new home sale price in Phoenix near $300,000, it’s time we bring back affordability and the dream of homeownership to many more residents.”

It won’t be an easy task to stand out in the market as other builders such as Pulte, Taylor Morrison, DR Horton, and Meritage are all also attempting to find their footing in the world of eco-friendly homebuilding in Arizona. However, the duo has considerable experience at all levels of the industry and expect to perform well with energy-conscious buyers.
