With an eye towards turning the West Dixie Corridor of North Miami Beach into a pedestrian-friendly, live-work-play area, developers plan to construct a mixed-use development, per CRE-sources, Inc.

Macken Companies, Inc. received approval to move forward with 5 Park, which features two 19-story residential rental towers with 415 units, a 71,637-square-foot office building, 30,210 square feet of ground floor retail space, a 6-story garage, and walkway and green space improvements.

The residential buildings will feature studios and one-, two-, and three-bedroom units averaging 878 square feet, and many of the residential and office units will have views of the Intracoastal Waterway and the Atlantic Ocean. A sixth-floor amenity deck located on the rooftop of the parking garage will include a pool, cabanas, fitness center, clubroom, and business center.

The development at 16955-17071 West Dixie Highway received approval into the North Miami Beach Community Redevelopment Agency (CRA) Tax Increment Recapture program, which provides developers of qualifying projects with tax rebates. As part of the agreement, developers must include improvements such as public art, streetscaping, public parking, and public recreational areas to enhance the area. This is the second project approved for the CRA; the first was NOMA in June.

This project is consistent with North Miami Beach’s comprehensive master plan to revitalize the downtown area and its major corridors to achieve a more vibrant downtown and help its major corridors to thrive. Through the city’s new zoning initiative, this project will also achieve the city’s goal to create a new mixed-use district in a key development location.
