After a March fire destroyed the Preston Place condo building and caused one death, the owners are selling the prime site for new construction according to the Dallas Morning News.

 Located on Northwest Highway between Preston Road and Dallas North Tollway, the nearly two-acre property is adjacent to Preston Center and nestled between two condo high-rises, the 29-story Preston Tower and the 22-floor Athena.

 Built in 1979, Preston Place was a four-story community. Though current zoning allows for nearly 100 residential units, the property is one of a handful of potential high-rise sites in the prestigious neighborhood. And that’s what Holliday Fenoglio Fowler LP, the firm marketing the property, is banking on.

 "As one of the last remaining land parcels available for development adjacent to Preston Center, the Preston Place site provides arguably the most enviable address in Texas," the real estate firm states in its marketing materials.

 While another condo high-rise seems like a no-brainer, several developers proposing residential towers have encountered stiff opposition from Preston Center-area residents in recent years.

 "A lot of people have looked at it trying to figure out what you can do," real estate broker Newt Walker, who has no connections to the site, told the News. "You have to figure out what kind of density you can put there."
