Peterberg Companies, a construction agency based in Ventura County, recently proposed a new small-lot subdivision for Valley Village. The filed plans, which were submitted to the South Valley Area Planning Commission, would bring 12 single-family homes to 5137-5149 N. Colfax Ave.

The documents call for the demolition of an existing office building, a restaurant, four dwelling units, and an off-site billboard. If approved, the developer will construct 12 single-family residential units onto two rectangular-shaped parcels, totaling approximately 16,952 square feet of space.

According to Urbanize, the collection of three-story structures will feature three-bedroom small-lot homes consisting of 1,800-square-foot floorplans. Each residence will come with a rooftop deck and two-car, off-street parking space. There will be four spots set aside for guest parking.

The filed documents also include a staff report from the Planning Department, which details that three individuals oppose the project due to possible changes in traffic, street parking, and construction noise. However, overall the staff report recommends approval for the new development.
