Dallas developer Diane Cheatham changed the game when she came up with Urban Reserve, a modern neighborhood full of sustainable features and creative design. Now she's back at it with a new unique neighborhood that's sure to get homebuyers excited...Urban Commons

Cheatham is turning a 10-acre Northeast Dallas lot along Abrams Road just north of LBJ Freeway into an 80-home community full of green spaces and eco-friendly, modern design. According to the developer, home prices will be at "significantly lower price points than at Urban Reserve" and the prices being thrown around range from $200,000 up to $650,000. Those lower prices are due to the fact that some homes will be built small, starting at 600 square feet and going all the way up to 2,800 square feet. Houses will stretch in rows along a creek as well as a greenbelt. One thing they won't come with is a front yard as the entire community will be built around parks (10, to be specific).

Keeping with the eco-friendly and sustainable practices that drive the design, solar panels atop garage roofs will store electricity in order to power street lighting, irrigation and well pumps. Water will also be collected to help maintain landscaping as the neighborhood goal is net zero potable water use for irrigation.

Striving to make the neighborhood truly unique, the entire area will be built using Woonerf details, an urban planning strategy that creates shared streets for vehicles, cyclists, and pedestrians safely. Per the developer, this is the first time this design will be used in a Dallas residential neighborhood. Cheatham says there will also be ten pocket pocks throughout the community as well as walking trails and a pond.
