According to Green Valley News, while the market hasn’t been as “hot” as Marana and Oro Valley, there are many signs pointing to favorable conditions for development in South Tucson and Southeast Tucson. Because of that, Sahuarita seems to be on an upswing when it comes to economic development and residential housing.

Sahuarita will soon add its first tech park, the Sahuarita Advanced Manufacturing and Technology Center (SAMTEC), with the help of a $3 million federal grant, according to the AZ Daily Star. Doing so will allow it to compete with Tucson’s Raytheon campus and UA Tech Park as well as Oro Valley’s Innovation Park.

The town is also aggressively moving forward a new Town Center District, including a recent Council discussion on the first phase of the project. The district design is intended to create a destination experience, offer a mixture of uses, and enhance connectivity with nearby entertainment, shopping, and dining options.

Residential growth continues in Sahuarita as well. Home resales were up in 2017 and a new elementary school is in the works.

Rancho Sahuarita, Sahuarita AZ

Master-planned community Rancho Sahuarita saw two new neighborhoods break ground. Copper Point and Santa Cruz Meadows include over 800 new home lots that will eventually be developed. According to Builder Online, Richmond American Homes will also add their own neighborhood to the mix, Entrada La Villita. It will feature four Mediterranean Revival floorplans ranging between 2,080 and 2,510 square feet and including three to five bedrooms.

It’s a good bet that Sahuarita will continue to attract a younger population with the introduction of these new homes and the tech park. Already boasting a median age of 34, according to their town page, millennials certainly appreciate earning one of the larger median household incomes of Pima County at $69,425, compared to the rest of the county at $46,433. Couple that with a median home value just above $200,000, and recently having been named one of the best small cities to live in the U.S., and all of the factors are coming together for this Arizona city.
