Plans for a 96-unit building to rise at the intersection of Market and Duboce in San Francisco have qualified for a streamlined environmental review and approval, according to a SocketSite report.

The Duboce Triangle building is proposed at 85 feet tall and will rise behind the historic facade of the former Gantner Brothers’ Funeral Home located at 1965 Market St.

While the site currently has a zoning allowance of 85 feet in height on the corner, the parking lot parcel facing Duboce is only zoned for 50 feet. Project leaders propose invoking California’s Affordable Housing Bonus Program to build up to eight stories (85 feet) along Duboce, with seven stories rising up 75 feet behind the historic Ganter Brothers building.

Of the planned 96 condos, 14 will be offered at below-market-rate prices. The development will also yield 3,800 square feet of new retail space and underground parking for 48 cars. One space will be allotted for a car-sharing program.
