In what many would consider a win for all parties involved, the Pleasanton City Council has approved Irby Ranch community, a single-family home community that includes a new independent living facility for adults with special needs.

Concentric Development Group can now get to work on 31 three-story and 56 two-story single-family homes on the 15-acre site at Stanley Boulevard and First Street in Pleasanton, CA. Because the city has certain requirements regarding affordable housing, they have also agreed to hand over 1.64 acres to local nonprofit Sunflower Hill to develop the facility independently.

CDG’s Mike Serpa has also agreed to contribute $1 million towards Sunflower Hill’s development while the city will kick in $250,000 as well for the $2.25 million project. Sunflower now has until 2020 to put the remaining funding together and submit their plan for approval. They expect to submit within six months.

Many supporters of the project showed up at the latest city council meeting to voice their appreciation. One cited a desire to potentially buy one of the homes in Irby Ranch to be close to her son who would live in the new facility.

CDG made a few concessions in order to make the project happen. They dropped their initial proposal to build 116 homes down to 87, reduced the number of three-story homes in the community, and agreed to relocate an historic house to a location within the community.

According to the community website, the neighborhood will be "thoughtfully designed to celebrate the site's agricultural heritage." Homes will be a mixture of market-rate and affordable housing "at the low and very low levels." The developer plans to use smart landscape design and water conservation, improve traffic circulation at multiple intersections, and create 1,700 feet in multi-use pathways.
