Proposal to Bring 250 Homes to San Francisco's Presidio Heights Underway
Back in 2015, developer TMG Partners was brought on by the California Pacific Medical Center to redevelop their 4.9-acre Presidio Heights campus into the rarest of things—a new residential neighborhood in San Francisco. Along with Robert A.M. Stern Architects, they’ve since set out to work with the hospital and public to craft a proposal that works for everyone.
Eighteen months later, TMG has submitted a preliminary application to San Francisco to turn the 3700 California St. medical campus into a 250-home community.
Containing 37 new buildings that range in size from three stories to seven stories, the plan calls for the creation of 26 single-family homes and 214 multi-family housing units that will presumably be condos. Most existing CPMC/Sutter Health hospital facility buildings will be demolished though the original Marshall Hale building at 3698 California and the 401 Cherry apartment building will be renovated and retained. The community will also bring with it new below-grade parking and other neighborhood amenities.
Based on feedback from the public and medical center, buildings will range from 35 to 80 feet in height while setbacks, rooflines, and building architecture will all reflect requests from the community. In a move towards family-oriented housing, more than 80 percent of units will include two or more bedrooms.
The project will have to wait until 2019 to break ground: That’s when CPMC will move into their $2.1 billion, 274-bed Cathedral Hill medical campus on Van Ness Avenue.
