Pulte Homes is seeking approval to build 646 single-family homes on a 139.2-acre site in Oakland Park that was once home to the Oak Tree Golf Club, per the South Florida Business Journal.

The city’s Development Review Committee is reviewing the proposal for the community, which would be located where Commercial Boulevard meets Prospect Road just south of Fort Lauderdale Executive Airport. Pulte has a contract with Blackwood Partners to purchase the site at 2400 Oak Tree Road.

The current proposal is a significant departure from Pulte’s original plans for the site, which called for building 800 to 900 homes. In response to concerns about density, the company reduced the total number of proposed homes and included 40 acres for open space and recreation.

The 40 acres would include buffers to separate the new development from existing homes that surround the golf course. It would also include lakes, a greenway, and a fitness trail along Northwest 44th Street and Northwest 21st Avenue, which would be an extension of the city’s existing greenway and public trail system. The plans must be approved by the Broward County Commission because they involve a land use change.

Few details about the homes have yet been released, but this is not the only single-family home development being built on a former golf course in the area, or the only one Pulte is developing, for that matter. Pulte is building 152 homes on another former golf course in Tamarac at Woodmont Country Club. The Enclave at Woodmont will feature homes ranging in size from 2,400 to 3,320 square feet and priced from the low $400,000s. The site used to have 36 golf holes, but the owner closed 18 of them. Pulte will build on only nine of those holes. Although Pulte is advertising the homes, it is unclear when sales or construction will begin.

Also under construction in Tamarac is Manor Parc by 13th Floor Homes, featuring 239 homes at Commercial Boulevard and the Florida Turnpike. Those homes range in size from 1,580 to 2,816 square feet and are priced from $345,000 to $437,000. They feature 3 to 5 bedrooms, 2 bathrooms, and 1- to 2-car garages. 13th Floor Homes also developed a similar project called Central Parc, which features 255 single-family homes. Those homes have all been sold.

In Oakland Park, D.R. Horton recently completed Eastside Village, a townhouse project at 4206 N. Dixie Highway. The project included 133 townhomes ranging in size from 1,446 to 1,508 square feet. They are priced from $339,900 to $369,000. The homes have all been constructed, but some are still for sale.
