Five homebuilders have been selected for the final nine residential neighborhoods under construction at Esencia, the 14,000-home mixed-use Rancho Mission Viejo community. Esencia makes up 890 acres of Rancho Mission Viejo, and it will include up to 2,470 attached and detached homes at final build-out. 

The five homebuilders selected for the next stage of the Esencia project include CalAtlantic Homes, Meritage Homes, Pulte Homes, William Lyon Homes, and the New Home Company. These final homes in the area are being referred to as the NorthWalk Neighborhoods, which include homes ranging from 700 square feet up to 4,500 square feet.

Pathways will link the NorthWalk homes to The Backyard, a new 5.5-acre park with amenities like zip lines, an outdoor lounge and event bar, children’s playground, and more. NorthWalk itself is planned to include a sports park, commercial center, and professional offices (including medical facilities).

Other NorthWalk amenities are set to include clubhouses, swimming pools, farms, splash zones, picnic pavilions, fitness centers, and trails around the area. Esencia’s K-8 school is already under construction, set to open as part of the Capistrano Unified School District in August 2018.

When complete, the Rancho Mission Viejo developments will occupy nearly 6,000 acres (25 percent) of the 23,000-acre ranch. The rest will be preserved for ranching and farming and a large habitat conservation area.
