A wave of retiring San Francisco baby boomers are seeking to downsize their homes and enjoy the comforts of “resort-style” living. With median home values in the Bay Area getting higher every year, the 55+ crowd is flocking to Sacramento, where average home prices are around $300,000.

Many developments in Sacramento are specifically geared toward baby boomers — people born in the post-World War II period between 1946 and 1964. The Sacramento Bee reports that the Bay Area and Sacramento regions combined are home to more than a million baby boomers. And they want low-cost living with plenty of amenities.

K. Hovnanian is one builder that has constructed active-adult communities all over the country, including Four Seasons El Dorado Hills in El Dorado Hills and Heritage Park in North Natomas. One more project is in the works for Rancho Cordova. At the builder’s Natomas community Four Seasons at Westshore, there are 500 single-story homes with a swimming pool, billiards room, library, a man-made lake with walking trails, and more. The community even holds social events in the ballroom, including movie nights for residents.
