Single Vote Kickstarts Development of Rocking K Ranch Community in East Tucson
Builders looking to make profit from the Rocking K Development in East Tucson near Saguaro National Park can start their bulldozers. AZ Daily Star is reporting that the singular vote by the trustee representing the owner of the property was a “yes” and development can now proceed.
Though the Pima County Board of Supervisors officially approved the formation of the layout back in January, the formality vote was required to ensure developers will recoup costs for building public streets by charging an additional property tax to future homeowners.
There is one possible controversy. That one voter just mandated a theoretical ”double-taxation” for future owners. Developers will be able to charge slightly less on homes than they would if roads previously existed, but homeowners will pay property taxes as well as taxes on roads, sewers, and parks on top of that.
Luckily a law requires prospective buyers to be made aware of the extra taxes and they are not required to pay more than “$3 per $100 of assessed value.”
The development, once an active cattle ranch, will become a 5,000-acre, master-planned community set to include 6,000 homes.
