The massive mixed-use development at Six Corners in Portage Park sits half-completed but the Clark Street Real Estate team is hoping to get the project back on track. Located at the true Six Corners of Milwaukee Avenue, Cicero Avenue, and Irving Park Road, The Point may be a reality once again with added height and a senior housing facility.

According to Curbed Chicago, the development was approved to replace the Bank of America building at the intersection and include 100,000 square feet of retail and 275 parking spaces. The development was planned for the 43,177-square-foot Bank of America branch and its neighboring one-acre parking lot. When originally pitched, the plans did not include any type of residential space.

The design follows the 2013 Six Corners Master Plan and was originally presented to Alderman John Arena (45th) in late August as a one-story retail center with an Aldi grocery store and a Ross Dress for Less. According to Nadig Newspapers, developer Clark Street Real Estate ran into financial issues and the construction permit application lapsed earlier this year. 

The new plan will require a zoning change. It includes seven floors of senior housing facilities with possible medical offices, ground-floor retail, and 236 parking spaces.

Arena and officials at his office are still discussing the possible development, taking into account the 117-foot height of the building, number of on-site parking spaces, and other criteria to determine if the development makes sense for the space.

The alderman released a statement saying, “While I share the general frustration with the delays at The Point, I am dedicated to bringing development to that space that works for the betterment of our community. It is more important to get development of this scale done right than it is to take the first offer.”
