North Phoenix News has put together a list of eight major housing developments currently underway or planned with over one hundred homes in each community. 

The area of North Phoenix joins the rest of the state in experiencing a buyer demand surge. It’s so much so that builders have had to rush permits to provide enough supply. With buyers anxious to get their own brand-new homes, each community has broadened design options and available amenities to meet specific needs.

Anthem Circle Mountain - Rio Vista

Pulte and Lennar both have homes for sale in this 202-lot development. West of I-17 at 43rd Avenue and Circle Mountain Road in the Rio Vista neighborhood, Lennar Homes will build on 125 lots while Pulte Homes will build out 77. Both will offer a mix of one- and two-story homes ranging from 1,600-3,500 square feet. Mountain and New River Wash views set this community apart.

Arroyo Norte - New River

Heavy hitters Richmond American Homes, Meritage Homes, and Beazer Homes are currently building or have built on the 225 lots in Arroyo Norte just north of Anthem. Meritage’s selection is already sold out. Oversized lots offer one- and two-story homes with up to 4,000 square feet of luxurious space while being conveniently located to I-17.

Stoneledge at North Canyon - North Gateway

Meritage is building the 250 hillside homes planned in the gated community. The focus here is on energy efficiency with Energy Star appliances, optional solar energy, and weather-sensing irrigation provided. Located at 2926 W. Laredo Lane in the North Gateway neighborhood, roughly three dozen one-and two-story homes are expected to be released after the current phase has been sold.

24 North - Desert View Village

Shea Homes built this gated enclave full of two-story, courtyard villa-style homes with great rooms, loft spaces, and large bedrooms. Homes also come with private yards and a shared auto court area. They already have 28 currently sold or under contract homes as of mid-August in this Desert View Village neighborhood.

Sonoran Foothills - Desert Village

Condominiums here by Homes by Towne start in the low $200,000s and range from 1,366 to 1,843 square feet. Thirty-eight of the 100 available residences are currently sold or under contract. The complex also comes with a central swimming pool and fitness center.

Sonoran Commons - North Valley Parkway

This Taylor Morrison development has quickly sold most of the 212 homes available, leaving only 15 lots available. While we don’t know which ones are left, residences here range between fourteen floorpans and start in the low $300,000s. This neighborhood is marketed as “the crown jewel of convenience,” because of a coveted location south of Sonoran Desert Drive on North Valley Parkway.

Sonoran Gate - Sonoran Preserve

The tucked away neighborhood by Taylor Morrison is part of the Phoenix Sonoran Preserve and offers the seclusion of the desert with access to dining and shops near Norterra Pointe. Models of the soon-to-be available 255 homes are underway.

Norterra - Deer Valley Village

This master-planned community in the Deer Valley Village neighborhood has big plans to include a town center and a distinctive mix of single-family residential, multi-family residential, office space, and retail shops. The 398 acres are expected to be filled with 1,100 homes, and ground-breaking is scheduled for sometime next year.
