After filing plans back in July 2015 to bring a new mixed-use development called Premier on First to the City of Burbank, the project is finally looking at some movement. The 1.8-acre site located at 103 East Verdugo Ave. on the east side of First Street between Tujunga and Verdugo will soon have multi-family residences, retail, restaurants, and an additional building dedicated to either an office or hotel space. The developers plan to break ground by 2020. 

According to the proposal, the development will be split into two phases. Phase 1 would be the construction of a 14-story structure on Verdugo Avenue. The tower would include 10 floors of residential space (154 units), approximately 7,968 square feet of retail area, approximately 1,727 square feet of restaurant space, a two-story above-ground parking garage, and a three-story underground parking garage. Residential amenities include a gym, outdoor pool and spa, an exercise/multipurpose room, as well as a community area.

Phase 2 would be the construction of another building, but the proposal is not confirmed yet. Developers must decide between two options, A and B. Option A would create a 14-story hotel tower that would include a conference center, and additional restaurant, retail, and parking spaces. Option B is similar, but this plan would create a 14-story office building instead of hotels.

The timeline for this project is expected to take about six years. Phase 1 would begin this year and finish by 2020. Phase 2 would begin shortly afterward and finish by 2023.
