USAA Real Estate’s anticipated 400-acre mixed-use community Union Park at Norterra has broken ground on its first phase and Commercial Property Executive has the details.

 The development will sit in a prime location at the corner of N. 19th Ave. and Happy Valley Road in the Deer Valley Village of north Phoenix. Located next to the Phoenix Sonoran Preserve and adjacent to dining and entertainment at The Shops at Norterra, commuters can take advantage of the walkability factor while having access to Interstate 17 for easy access to the Phoenix Metro area.

 Set to open by late 2018, first phase plans call for 309 single-family homes, a hotel, and office space. A school site is proposed among the future possibilities, along with a retail corridor. Further down the line, 1,100 single-family homes and 1,100 multifamily units are planned to round out the entire community.

According to Union Park News, three homebuilders will eventually be involved. David Weekley is expected to offer homes between 2,300 and 3,300 square feet, Ashton Woods will provide floorplans ranging between 1,750 and 2,700 square feet, and Cachet Homes will offer the largest homes available with plans between 2,100 and 4,100 square feet.

 For now, the first phase of the construction by Scottsdale-based Sunbelt Holdings has begun and the focus is a “community hub” set to be named The Post. The neighborhood will incorporate homes with a farmhouse aesthetic while offering modern amenities such as swimming pools, cabanas, ball courts, and a playground in the 5,800 square foot recreation center.
