The area of North Fort Worth by I-35W and 287 has continued to grow at an impressive pace in recent years. Anyone who has recently shopped at the many stores in the area, including at Presidio Junction and Alliance Town Center, has experienced the busy traffic. And it’s about to get even busier, as the city is adding a new master-planned community named Wellington.

Wellington in North Fort Worth is adjacent to the Haslet border, at I-35W and 287, in an area sometimes called the Decatur cut-off. According to the Fort Worth Star-Telegram, the master-planned community will have 1,679 single-family homes, and possibly 1,459 additional multi-family homes. It will be on a total of 600 acres. 

The project is poised to hit the ground running, with lots for the first homes to be sold between February and April 2018. The first phase will include 507 homes, with a price starting at $300,000. Home builders will include American Legend Homes, Beazer Homes, Gehan Homes, Highland Homes, K Hovnanian Homes, and Standard Pacific/CalAtlantic Homes. 

The homes at Wellington are zoned in the desirable Northwest Independent School District. If you look at zoning maps, the area is on the very edge of the Northwest ISD boundary, surrounded by homes zoned to Saginaw-Eagle Mountain ISD. The Northwest ISD zoning should be a significant selling point for Wellington.

Residents in the area have expressed concerns about the possible impact of more than 3,000 new homes in an increasingly crowded area. To address these concerns, real estate developer Hanover will be widening the roads that provide access to the development. They are adding sections to connect Blue Mound Roads East and West, which are currently separate. Travelers on these roads currently experience a lot of delays. 

The North Fort Worth area near Alliance Airport has seen exponential growth in recent years. But according to Fort Worth magazine, the growth is not an accident. Ross Perot Jr.’s real estate development company Hillwood has orchestrated many of the new changes that have transformed the area from prairies to a center for thousands of homes.

The Alliance area has become a shopping destination in itself. Currently, it is home to locations for many major retailers, including Belk, Target, JCPenney, Ulta, and Best Buy. The upscale Tanger Outlets opened next to Buc-ee’s, just north of State Highway 170. 

IKEA announced plans to build their third DFW location nearby as well. The IKEA store will be located near I-35 and North Tarrant Parkway. According to the Fort Worth Star-Telegram, the IKEA store is scheduled to open in July 2019.

It’s already a busy part of town, and it will only continue to become busier as additional developments, such as Wellington, continue to be built in the area.

Build-out for the single-family part of the residential project is expected to take about seven years, based on the market demand. There’s no timeline yet for the multi-family homes.
