Another West Town project has been downsized, and this time a tower is being traded for a row of new townhomes. According to Curbed Chicago, developer Rob Buono of Henry Street Partners traded in a plan to build a 12-story, 34-unit condominium tower in exchange for 23 modern townhomes.

The project is planned for the Fifth Third Bank parking lot at 1220 N. Bosworth Ave. near the Polish Triangle on the border of Wicker Park and Noble Square. The West Town condos will feature a concrete, metal, and glass facade designed by Wheeler Kearns Architects. Wheeler Kearns is the same team behind the MiCa in Logan Square and the 1611 W. Division Ave. apartment building, also located near the Polish Triangle.

According to a report from Crain’s Chicago Business, the townhomes are expected to be priced between $978,000 and about $1.2 million, with the majority topping the scale over $1 million. The most expensive unit will boast 3,700 square feet of indoor space and more outdoor space than the rest of the units. All of the units will have an elevated rear yard above a single-story parking garage.

When the team originally pitched the idea for the land, the plan included “competitively priced” two- and three-bedroom units, along with a low parking garage and a green roof. According to an older post from Curbed Chicago, the units ranged between 2,400 and 3,400 square feet. 

Construction is expected to start this fall, and if all goes well occupancy will begin late 2018 or early 2019.
