Trinity Falls is one of the largest residential developments in the Dallas area, and it just expanded by adding another 271 acres to its giant footprint

The adjoining acreage, which was purchased from a family trust, had its own footprint in Collin County history as Heritage Farm.

In 1857, settler Charles Moore paid $6 an acre for the land that he used for farming and raising cattle. Though Moore and his brother’s land holdings eventually topped 800 acres, Heritage Farm was passed down through five generations of farmers in Charles Moore’s lineage. While the Moore family has had plenty of opportunities to sell over the past 150 years, the time was right with the Trinity Falls acquisition according to Claude Frazier, great-grandson of Charles Moore.

"This has been part of my identity my whole life," Frazier told the Dallas Morning News. "I'm a fifth-generation farmer. But I realized that we've reached a new point in our life, and we need to embrace it.”

The farm that was last harvested two years ago will now be the place where other families plant their roots near McKinney. In addition to providing 1,000 more new homes in Trinity Falls, the land will contain another elementary school and park and boost the planned development’s retail and office space.

"This is a significant purchase, increasing our acreage from more than 1,700 to nearly 2,000 and allowing us to create a community with almost 5,000 single-family homes," Jim Baker, general manager of Trinity Falls, said in a statement. "The long-term cumulative economic impact of developing Trinity Falls and the Heritage Farm tract is over $9 billion."

Trinity Falls opened in 2014 and was purchased by Houston-based Johnson Development Corp. two years later. Besides Trinity Falls and more than a dozen master-planned communities in the Houston area, Johnson Development owns the sprawling Viridian in Arlington.

Located on the banks of the Trinity River — west of U.S. Highway 75 and northwest of historic downtown McKinney — Trinity Falls offers a rural, small-town vibe with easy access to major employers and many shopping, dining, and entertainment options.  

Aside from trail systems, more than 450 acres of open space, and over three miles of Trinity River frontage, amenities run the gamut from a beach-entry pool, kids splash area, open-air pavilion, and resort-style clubhouse to an event lawn, tricycle racetrack, and a McKinney ISD elementary school site and adjoining park. 

In the future, amenities will also include 20 miles of hiking and biking trails, onsite fire and EMS facility, and up to three more MISD elementary schools and parks along with a lakeside amphitheater, fishing piers, play fields, and disc golf course.

New homes at Trinity Falls range in price from $290,000 to more than $600,000, and floorplans include one and two-story options.
